元朗洪水橋「廿一世紀創新環保屋苑設計」研究

這是一個可持續屋苑規劃的研究項目,在一個六點三七公頃的地盤上規劃出一個可容納一萬二千人的社區,其目標為﹕

一、 發展一個獨特的屋苑﹐與洪水橋週遭的環境 融和﹔
二、 以用家為主的屋苑規劃﹔
三、 公共設施的配合﹔
四、 營造一個無煙的綠化居住環境﹔
五、 建造環保樓宇

這是一個自給自足的中下收入家庭社區,包括退休人仕屋苑及學校建設的可持續總體規劃。西鐵計劃提供設計機會供約三千個家庭,演繹一個全新的「無煙」綜合社區,旨在達成新目標如融合舊村落與新住宅區;避免如香港普遍接觸的預設單一式住宅樓宇設計,發展美觀且舒適實用的社區;設計以彈性為原則,以便適應未來市場需求及居民的需要;因應目標的中低收入人士之經濟能力,維持合理之發展開支;透過預定的綜合退休人仕屋村,達至「原區安老」之理念;提供多元化的室外活動場地以供不同年齡人士使用;設計多用途社區設施,運用分段時間的基本準則及可轉性,藉以提高居民的使用率;加入太陽能、雙層外牆設計、中央垃圾收集系統及循環系統等理念至整體設計;選擇不同的建築方法、建築用料、燃料供應途徑及垃圾棄置方式等等,皆是可持續建築設計的重要原素。

 

 

A research for sustainable housing planning for a 6.37 hectare site for a community of 12,000 with the objectives for:

1. To develop unique housing area that blends into the townscape of Hung Shui Kiu
2. To achieve a consumer oriented housing project
3. To optimize the utilization of communal facilities
4. To create a green and car-free living environment
5. To provide environmental-friendly buildings

One of the first comprehensive planning consideration to master plan a sustainable community for lower middle income families, with a retirement village and school all well connected with the proposed west rail extension, for about 3,500 households a new interpretation for a "no-fume" integrated neighbourhood targeting for new objectives such as integrating old villages with new residential communities; design for flexibility that could cope with changes; achieving the concept of "aging in place"; providing a variety of open spaces suitably designed for different age groups; designing the communal facilities for multiple purposes on a time-sharing basis and future convertibility; incorporating ideas such as solar energy, sun shading device, double facade, centralized refuse collection system, recycling etc. all conducive to the provision of sustainable buildings.
